Andy Ambrose works in financial services, but for many years now, his weekend passion has been flipping houses. Join Andy as he shares the real-world lessons he has learned about how to find, buy, fix up, and flip a house as an investment opportunity. In this lesson, Andy discusses tips 1-5, covering low-balling, tax advantages like Capital Gains tax and 1031 Exchange, creative financing options, analyzing project costs vs. returns, and curb appeal.
This lesson is the first part of a 2 part series, and covers tips 1-5. For tips 6-10, watch the second part: http://www.mindbites.com/lesson/44

I don't know anything about flipping houses and this gave me a basic overview and tips on how to flip a house successfully. Great Video!

I agree with the other reviewers that hearing the tax advantages is nice. Andy did a great job providing useful information for those of us with no experience in this area. I found this better and more informative than other shows I've seen on the topic. I'm looking forward to part two.

A good lesson that gives the perspective of what an investor looks for when evaluating properties. The tax advantage portion of the lesson was insightful. On to Part 2...

This is a really interesting video. Warning though, it should be retitled as Part 1 of 2 or something like that since it only goes through tips 1 to 5, and promises 6 to 10 in a second lesson. The content is really interesting, while Andy doesn't give his background in real estate (Andy you should add that next time), you clearly get the sense that he is not a real estate professional but someone more like you and I who has just done this several times. This makes his teaching really helpful and pragmatic. In the video he actually talks through the first 5 points of his personal approach as well as talks through a particular property he is looking at.
Ways this video can be improved? There's a little buzzine on the sound on the segments where he is sitting and talking in the house. 2. For some reason, there's no sound over one (#4 maybe) of the top transitions, 3. The definition for low-balling was out of a dictionary and not the definition that Andy was talking about. 4. The shots of the prospective house were nice, but instead of all of the shots being out of the car window, you guys should have gotten out and taken some better footage. 5. I liked the text animation that popped out, but it started to be a bit much when used for all the sub-titles and transitions. All these things are minor though and take a backseat (pun intended) to the content which is really good.
Overall though, I would recommend this video to anyone who has never flipped a house but has always wanted to understand how to get started.
Keep them coming Andy! For the next property you buy, we'd love to see a whole series taking it through scouting, purchase, improvement and sale!

Great content and the overlays of definitions when he is discribing terms is a nice touch.
There is some distracting artifacting around his head in the seated shots. This might be because of the compression used, but especially when watched at double size it's pretty nasty.
This video makes me want to sit down with Andy and pick his brain extensively. This is the kind of content that could support a well-selling series easily. Andy, you do a great job of making the issues easy to understand!
